Chad “Coach” Carson began investing in real estate at 23 years old, soon after ending his career as a college football linebacker at Clemson University. After initially flipping houses and surviving the 2009 financial crisis, he transitioned to long-term income properties which made him financially independent in his 30s.

    I'm 47 and I feel crushed by my debt. Not to mention a house that is almost literally cracked in half. The foundation is caving in a bit. 3" to be exact. It's unreal the cost to repair a foundation and you almost can't sell it because the problems are so extensive. It feels like a curse Im maxed out on loans and credit cards. It feels impossible. I wish I could start over. How do you guys do it. Not just the guy in the video but everyone below. It's amazing and I'm so happy for all of you. Just wish I could share the happiness too.

      I feel for you man. Homeownership can feel like a curse sometimes. Especially when the costs keep compounding. I'd suggest getting in touch with a non-profit credit counselor. You can work your way out of this situation. Life can feel lighter. www.nfcc.org/ is a resource to check out.

    Our home was appraised at $310k. We have no mortgage and I'd want it no other way. I'm 52 and my wife is 32. I cannot imagine what our stress level would be like if we had a mortgage in today's high inflation economy.

    6:02 what do you mean by “nest egg”? Do you mean a savings account with $1 mil saved up or a combination of stocks/bonds etc? Sorry I’m new to finance

      These would be investment accounts with stocks/bonds. Given his age, I would assume a lot more stocks than bonds. Great starting places for retirement accounts would be a 401k, Roth IRA and even an HSA. Please let me know if you have any more questions. My goal with this channel is to help others succeed financially.

I know your channel is mainly geared toward people caring for families, but I plan on getting married without having kids so I guess that’d make a lot of the nest egg stuff much easier to plan around. I’m kind of late to the FIRE game at 34, but I think Coast FIRE sounds ideal since I’m much more about the FI part than retiring early. I like working and doing what I do, I just want to make that FU then FI money so I don’t feel tied down to any particular job or gig and can choose when and where I want to work depending on where I am at life at any given point in time, even if it’s for something that doesn’t necessarily make me money as a personal project like continuing to learn a foreign language or play jazz piano. I think the interview you did with JL Collins was really fantastic and I plan on reading his books at some point. As far as questions go… well, I guess what apps would you use as a total beginner when it comes to investment and trading? I’ve heard Robin Hood can be good for learning the ropes but that there are better apps to use later on. I guess also how to get and properly use an investment account like at Charles Schwab? I really don’t know anything beyond checking and savings accounts, total newbie here 😂 maybe knowing what Coursera or other courses are good for getting a 101-level intro education on personal finance, investing etc for the average layperson would be very helpful. Also books like “The Psychology of Money” for changing the way I look at money might be very useful at a foundational level too. Thanks again for your help!

    We paid off our house December 2023. It was a nice Christmas gift to us! My husband's job is not as secure as we had hoped and his company has been going through rounds of layoffs. So paying off the house definitely gave us more peace of mind should that day come where he finds himself out of work. Eventually, when we start a family, we'll value having more time back as we would both like to transition to more part-time work. We're also hoping to do more traveling in the future as well.     my 401k unfortunately does not allow for setting up automatic investments - given this would you suggest manually investing on a two week basis? or would you suggest an alternative like manually entering trades every day ? i was hoping for a set it and forget way to invest but given above that makes it difficult ?

      Great question! Once per month should be fine. I do question the quality of the 401k program (funds, fees, etc) if they don't allow for automatic investments. Do you get a 401k match? What type of fees are you paying? If there is not 401k match, your fees are high and your investment options are low, you might want to start with a Roth IRA instead.

    For anyone trying to achieve this, putting $250k into a compound interest calculator, over 7 years with a 10% return, adding $1,167 per month (7% of $200k annual HHI), yields $627k. The trick is to count your mortgage debt towards your starting net worth and your home equity towards your ending net worth to make it sound more impressive. Net Worth 2008: bought condo to live in and invested in retirement accounts through work 2015: $245k retirement accounts - $200k mortgage debt - $45k consumer debt = $0 net worth 2017: sold house, paid off mortgage and debt ?: bought house, took on new mortgage 2022: $620k retirement accounts + $90k cash & 529s + $290k home equity = $1 million net worth In 2 years from now: looking to buy a bigger home and get a bigger mortgage Income 2015: HHI $165k ?: went down to single income, $100k 2022: HHI $200k Savings Rate prior to 2022: ? 2022: 7% towards retirement & ? towards home equity & other goals Also regarding 5:21 there is no such thing as an investment that can't be sold. You may not want to sell it but you certainly could, pay the tax & any penalties, and move on.

      @@MarriageKidsandMoney I think the work and let love we put into it. My kids were born there and were tiny. It’s in a small mountain town so life felt more simple than it does in the suburbs. I didn’t feel as much pressure to keep up with the Joneses as I do now. We didn’t even have air conditioning because of the high altitude and our beautiful aspen trees shading the house, and we didn’t have to spend as much money to live as we do now in the suburbs. Im learning that when you have less, there’s less stress.

    For investment advice, forget Dave Ramsey and check out the bogleheads wiki articles and forum. Keep it simple with a total stock market index fund, with low fees so you keep more of your returns. Invest 20% to 50% of your income, not 7%, if you want to get there faster.

    you should have the deed, title, and cashier check receipt for the house you purchased or paid off.
